All Cleared was called to complete the total demolition of a block of high-set timber apartments in East Brisbane. Builder Hansconstruct and Developer Stew Gamblin wanted to ensure that the demolition works were sustainable, salvaging and recycling as much of the site materials as possible.
Scope of Work
The scope of work included the complete demolition of a 3-level timber structure, all house foundations, safe asbestos removal, removal of a large tree, demolition of the existing carport and all remaining structures on site, and a vegetation scrape.
Overcoming Site Challenges
Each project has unique challenges, especially in the sustainable demolition industry – something the All Cleared team thrives on. Challenges included:
– Limited site access: Restricted site access was a significant challenge. The demolition of the site ideally required a 25-30 tonne machine to manage the volume of waste removal. Due to the limited site access, we completed the job using a 14-tonne machine and a bin removal truck.
– Poor weather conditions: Bad weather caused delays, including the closure of main roads and the postponement of power and gas removal.
– Night works permit: The team needed special permits to conduct night work, such as pruning a tree that was overhanging onto power lines, before they could remove the base of the tree altogether.
Flexibility and adaptability were crucial to completing the project within the given timeframe. Open communication and problem-solving were key factors in delivering a successful outcome, meeting our client’s expectations, and upholding our commitment to sustainability and the safe removal of waste.
Meeting Client Deadlines
The client gave the All Cleared team four weeks to complete the job, which took into account the various stages of the project, including demolition, waste removal and site clearance. Despite the challenges the team experienced, we were able to complete the entire scope of work and hand over the site at the three-week mark – one whole week before the deadline.

Our team was able to save approximately 10 tonnes of materials from going into landfills. All bearers, joists, and roof rafters were salvaged, and the entire roof, along with copper piping and cables, was recycled.
